Hello Friends!

As some of you might have heard, my Mother witnessed a tragedy back in August while working out at her local gym. Please read the email below and if you or someone you know is willing to get a car wash, this Saturday is best time to do it! Thank you for taking the time to read this and for all of your support. This will be a fundraising event for the Morton Family. Jesse Morton lost his life in August, from drowning in a lap pool at California Family Fitness in Elk Grove. He was just 45 years old and left behind his wife, Sherry, age 42 as well as his son, age 10 and daughter, age 5. Jesse had diabetes so he was unable to get life insurance. Needless to say, his family was left with nothing. The only income the family had was from Jesse’s job as a contractor. The extended family has been unable to help the Morton’s financially.
Tracey Saizan, of KW Elk Grove was with Jesse in his final moments, she has a very special place in her heart for this family and wants to help them in any way possible.

We will not charge for the car wash, but will ask for donations.

I recently listed a condo in Folsom and it’s perfect for a first time buyer or investor. This condo features 2 beds, 2 baths and just under 1,100 square feet. To qualify, minimum credit score is 620 and maximum household annual income is $90,120 if the property is in Sacramento or Placer County & $90,960 in Yolo County.


Recently my loan officer and I closed escrow for a first time buyer on a home purchase in Galt, Ca. The house was a 4 bedroom, 2.5 bath with just under 2,200 sq. ft. with a built in pool for $203,000! They used the CHF Platinum Program which gave them 3% of the purchase price for their down payment. That’s free money that does not have to be paid back. They also got a 3% credit for their closing costs which left them with a total of 1% to pay for the remaining amount of their down payment and closing costs. The total savings was $12,180.00. Can you believe that?!

Nobody knows when the funds will run out with this CHF program but it’s free money and that is pretty cool. Not to mention that rates are below 5% so the total payment for my buyers is under $1,500 a month! We recently just closed a short sale in Elk Grove. It was a condo, 3 bed/2bath with just under 1,400 sq. ft. Built in 2007. Our seller’s hardship had to do with his hours being cut at work as well as an influx in bills due to his Mother’s recent passing. Since our seller only had 1 loan, he qualified for the law that was recently passed, sb931. This means after the successful short sale, his lender can not pursue him for a deficiency. That’s huge! This law goes away in the end of 2012 so that’s why there is such a large window of opportunity for homeowners that are upside down with their mortgage and have some kind of hardship.

After sending a complete package to our seller’s lender, LBPS, along with a purchase offer, we were able to get the short sale fully approved in 27 days. The escrow was approx 25 days long and we officially closed escrow on May 11th, 2011. Our seller will be able to purchase another home in 2 years if he wishes to, and he wont have the negative impact of a foreclosure on his record. A win win for all parties involved! I’m currently working with a first time home buyer who is a teacher. Based on her income, using the CalSTRS loan really helps her qualify for a better home at a higher price. Qualifying for a larger home mortgage is now available because of the low payment during the 5-year second mortgage deferral period. Mortgage loan amounts are available up to $505,613. The way the CalSTRS loan works is it’s an 80% first, 17% 2nd and a 3% down payment. To use this program it has to be an owner occupied purchase. I was able to get a 3% credit for closing costs for this buyer so total out of pocket for down payment and closing costs is $8,200.00. Not too bad!

The loan officer that was able to do the CalSTRS loan is Albert Chavez at Summit Funding here in Sacramento, Ca. There’s only 1-3 lenders in the entire area that can do CalSTRS so I’m glad I found one that I know and trust. My very first sale as a Realtor happened in March of 2006 when I helped my friends father purchase a house for under market value. The home needed a lot of work but at the time it was a good deal at $240,000. 4 years later my client was unemployed and he had other choice but to short sale his house. What a great deal for a first time home owner or anyone looking to move in to a home that looks brand new with all of the bells and whistles!

I recently pulled together a report of the last 8 homes that Yuri and I have sold. They were all short sales and I was curious to see what the list vs sales price was. Well, it was 103.42%.   6 of the 8 homes from this report sold for slightly above the list price. The other 2 sold right at list price. This is just where the market is at. This has to do with competition as well as the fact that we aggressively price our listings so that they don’t sit on the market over priced. I speak to other agents from all over Sacramento County and this is the case with their listings too. This is great information for buyers that are looking to buy a home. For the majority of homes on the market they are selling at or slightly above list price. The days of low ball offers are way behind us!

Another interesting fact from my report is the average days on market before these homes go pending. It was 93 days. 7 of the 8 homes in this report were short sales. Some took longer than others to get approved, but from our experience, were seeing that short sales are taking between 45-90 days to get approved. That’s a lot better than what was happening in 2006-2009!

We got a referral from one of our business partners and here is the scoop. This homeowner has been unemployed for over a year and had to deal with a very sad death in the family. She had 2 loans, the 1st with GMAC and the 2nd with Ocwen. We were able to postpone her trustee sale date, we got an offer from a really good buyers agent and we got GMAC to approve the short sale and they were willing to contribute $3,000 to the 2nd which is Ocwen. Ocwen accepted the approval and we just closed escrow on Monday. Now our client can move on with her life and on top of that I even helped her move into her new rental since she was low on helpers.
